Great Island is one of several residential communities located within The Pinehills. If you visit the community, the first thing you'll notice is the narrow, winding, tree-lined streets and walking paths that follow the rolling contours of the land. Next you'll notice the homes, clustered along the ridges into small neighborhoods. This is not your typical development.

Great Island showcases Del Webb's considerable experience in building communities of this type (69 communities in 22 states). Every element of the community, from the layout of the streets to the size of the driveways is carefully designed to support the objectives of the community (you won't be parking your RV in your driveway at Great Island). And from the Lifestyle Director to the owners advisory committee, Del Webb is teaching the community how to be a community.

First and foremost, Great Island is a community; a community in the full sense of the word. The reason for this is very simple; people come to Great Island for the community and they make community an important part of their life-style. The friendly nature of the community is contagious.

Great Island is a private community. |

Great Island is private property. All of the streets within Great Island are private. The community owns and pays to maintain the streets, sidewalks and all the common property and amenities. Solicitation is not allowed within the community.

Great Island is a deed restricted community. |

When you purchase a home in a deed restricted community, you agree to certain standards of construction, upkeep and behavior in order to make the community as attractive as possible for yourself and your neighbors, and to maintain or enhance your property values.

Great Island is an age restricted (55+) community. |

Each home must have at least one (1) permanent resident, age 55 or older. Persons under 18 years of age can only reside in the home for six (6) months out of any nine (9) month period.

Great Island is an active adult community. |

Great Island has a clubhouse and a full-time Lifestyle Director.

Great Island is an open space development. |
|

The homes in Great Island are built in tight clusters to maximize the amount of open space. About 180 acres (70%) of Great Island's 256 acres is open space, predominantly undisturbed forest. Over 30 acres of community open space is within 100' of a wetland and are protected by the Massachusetts Wetlands Protection Act.

Great Island is a low-maintenance community. |

The Great Island Homeowners Association mows your lawn, removes snow from your driveway and front walk and provides curb-side trash removal. The homes are designed to be low-maintenance. However, unlike a 'maintenance-free community', maintenance of the outside of the home, including the landscaping, is the responsibility of the owner.

What Great Island Is NOT.
Great Island is NOT a gated community. |

Great Island is not a gated community. However, the covenants, conditions and restrictions (CCRs) allow the community to erect gates if it chooses.

Great Island is NOT a golf course community. |
|
|
Unlike most of the other communities in The Pinehills, Great Island is not built within a golf course. Owners have no equity in or financial obligation to the golf courses.

Great Island is NOT a 'landominium'. |
|
|
Although the Great Island Homeowners Association maintains the lawns, the homeowner owns the lot. However, certain restrictions are placed on what an owner can do on their property. For example, an owner can not drill a well on their property to supply drinking or irrigation water. |
