The associations operate under a set of legal documents (docs), which include the Covenants, Conditions and Restrictions (CCR), By-Laws, Use Restrictions and Rules and Design Guidelines. These documents give the homeowner certain legal rights and responsibilities. They also provide for sanctions against owners who violate the community restrictions and rules. From time to time, the Board of Directors issues reminders and clarifications of the community restrictions and rules.
The associations are Massachusetts Nonprofit Corporations.
According to the Articles of Organization, the purpose of the corporation is to engage in the following business activities:
- To operate, manage, maintain, repair, replace, and insure the Limited Common Area within the Great Island District property.
- To engage in, transact, and carry on any and all of the above business or any other business or activity necessary or convenient for or incidental to any or all of the foregoing of which can advantageously be conducted in connection therewith.
Great Island Homeowner's Association responsibilities include, but are not limited to:
- Collection and Administration of Monthly Home Owner's Association (HOA) fees.
- Maintenance of Streets and Roads for plowing and sanding.
- Maintenance of Common Areas, including: Mowing and Upkeep of Common Areas and Amenities Areas.
- Mowing of individual homes.
- Trash Removal.
- Design Review issues for Exterior Modifications.
- Compliance with Great Island HOA Rules (including, but not limited to: violations of pet control, overnight parking, etc.)
Builder Control Period
Until 95% of the Great Island community is sold, the Great Island Board of Directors is appointed by the builder, Del Webb/Pulte.
NOTE: During the builder control period, property owned by the builder (legal owner: GREAT ISLAND COMMUNITY, LLC) is periodically transfered to the community (legal owner: GREAT ISLAND HOMEOWNER'S ASSOCIATION, INC.) as the community is built out.
