The following amendment to the Great Island Design Guidelines dated September 1, 2006 was adopted by the Board at it's November 8, 2006 meeting.
Allowable Items in Residential Yards
a. Residents will be limited to two (2) decorative components in the front yard (area visible from street) under the following conditions:
i. Item shall not be more than 18 inches in height and 18 inches in width,
ii. Color will be natural - such as tan, gray, stone, or color of home siding (Multicolored items are not allowed), and
iii. Only with prior approval from the Board of Directors, will residents be allowed to increase number of items to more than two (2) in their front yard, while also complying with the scale and color conditions.
b. These decorative components listed above are allowed to be accompanied by two (2) decorative flowerpots (clay, ceramic, masonry or metal) in the front yard for the placement of additional plants, grasses, or annual flowers. The colors of the flowerpots must be a single color and tie into landscaping. Neutral colors are preferred (e.g. - tan, gray, stone, terra cotta). Plastic pots are not permitted on the front yards.
c. Any decorative items added must be in generally accepted good taste. Items, when allowed, should be part of the landscaping theme.
d. Items not allowed in front yards, will continue to be permitted in rear yards, inside the setback area.
e. Landscape lighting (e.g. - solar lights) is permitted along the walkways in the yard but must be approved by the Board of Directors before installation.
Items not Allowed in private area of residential lots visible from the street:
Within the front yard, visible from the street, the following items (decorative components and statues) are not permitted:
a. Fountains, birdbaths, bird or squirrel houses and feeders exceeding the roof eave in height and trellises.
b. Signage per paragraph F of Guidelines Section II, C.
c. Stand-alone statues exceeding the size limitations listed above.
d. Excessive use of concrete, stones, brick pavers or asphalt.
e. The placement of plastic or artificial flowers or plants.
f. Items such as benches, wagons, wishing wells and wheelbarrows exceeding the size limitations listed above.
Other Landscaping requirements
a. Residents may secure one (1) hanging flowerpot from the light pole in the front yard. Potted plants are not to be hung from any tree. Dead potted plants must be removed timely and not left hanging on the pole.
b. The entire yard, including all flowers, plants and mulch areas should be trimmed, weeded and maintained throughout the growing season. Residents are responsible for completing this work or hiring contractors to maintain their property.
Flag and holiday decorations
a. A Flag may be mounted from structure of home and not exceed 4 ft beyond any eave. Flags are not to be mounted from exterior light poles or be free standing poles.
b. Holiday decorations and flags may be displayed in yards, up to 30 days prior to a holiday and up to 15 days after the holiday.
