Key Roles for Landscape Committee
Irrigation/ fertilization Lead ( 1 to 2 members)
- Lead must be available during the primary season (April October) and spend 1 day a week monitoring irrigation, vendor contacts and other on site activities.
- Estimated time commitment is 6-8 hours per week (9 AM 5 PM) performing duties.
- All common area irrigation systems for entire community. Weekly maintenance to include scheduled testing and coverage checks, replacement of heads to proved adequate coverage, repairs to broken heads (common area only), spring startup and fall system blowout, maintenance of timers and clocks for all zones, maintenance of all zones in the community
- Works with Pulte/Del Webb in the transfer of NEW common areas to the HOA; follow standards asset up for proper transfer and conditions acceptable to community.
- Provide for and monitor fertilization for all common areas and all homeowner yards throughout Great Island. Minimum of 6 applications for the year, plus grub control and other treatments as determined by team.
Common area Planting Areas Lead (1to 2 people)
- Lead must be available during the primary season (April October) and spend 1 day a week monitoring all cultivated planting area in GI, vendor contacts and other on site activities.
- Estimated time commitment is 6-8 hours per week (9 AM 5 PM) performing duties.
- Executes Plans determined by Committee for maintenance and upgrades of all common area improved beds.
- Monitors Edgings and mulching yearly, weeding and maintenance throughout the season.
- As determined by Committee, completes selection and installation of seasonal plants Spring, summer and Fall with vendors.
- Coordinates Replacement of plants, trees bushes as required within budget constraints.
- Monitors all landscape area throughout the year, oversees vendors who are responsible for maintaining beds, etc.
- Makes recommendations to Chair / VC on new projects that would have significant improvement in overall look of GI community.
Grass Cutting (NORTH) Common area and residential lawns - Coordinators ( 2 people)
- All Common area and homeowner lawn grass cutting for Little Island Rd (and adjoining streets); Great Island Rd; Chaplain Circle, Great Point, High Bank Trail
- Includes grass around Overlook Clubhouse
- Two (2) committee members are required, they must live with the North Defined area and must be available during the days vendor is on site
- Members (2) must be available during the primary season (April October) and spend 2 day a week monitoring all grass cutting activity in defined section of GI, vendor contacts and meeting with residents when questions or issues occur.
- Estimated time commitment is 10-15 hours per week performing duties
- Participates in the selection of vendor for grass cutting for the following season
- Monitors performance of vendor A, handles questions, complaints from homeowners on assigned streets, takes corrective actions to remedy issues on ongoing basis.
- Coordinates closely with on site supervisor from vendor A, insuring that work is performed up to standard and variations are addressed in a timely manner
- Available to meet with homeowners and landscape contractor as need during grass cutting days
- Works with chair/VC as needed to resolve issues between residents and vendors that can not be solved at local level.
Grass Cutting (SOUTH) Common area and residential lawns - Coordinators (2 people)
- All common areas and homeowner lawn grass cutting for Southward Trail, Canoe Landing, Belltree, White Trellis, Clam Pudding and all streets in newer sections of Great Island
- Two (2) committee members are required, they must live with the South Defined area and must be available during the days vendor is on site
- Members (2) must be available during the primary season (April October) and spend 2 days a week monitoring all grass cutting activity in defined section of GI, vendor contacts and meeting with residents when questions or issues occur.
- Estimated time commitment is 10-15 hours per week performing duties

- Monitors performance of vendor B, handles questions, complaints from homeowners on assigned streets, takes corrective actions to remedy issues on ongoing basis.

- With Newer grass areas and lawns (new purchases) will need to advise Management Company that additional homes/ area require service
- Available to meet with homeowners and landscape contractor as need during cutting days,
- Works with chair/VC as needed to resolve issues between residents and vendors that can not be solved at local level,
